These Terms and Conditions govern your use of this promotional portal and the Expression of Interest (EOI), booking, and information gathering process for Vanaha – Verdant by Shapoorji Pallonji (MahaRERA registration no. PR1260002500246). This document is issued by SKYO PROPERTIES, an independent authorized channel partner for the project. By expressing interest or making a booking through this portal, you agree to be bound by these terms, which are designed to ensure transparency and regulatory compliance in line with applicable real estate advertising guidelines.

1. Project Information & Purpose

• This website serves strictly as an informational and lead-generation portal. It is not the official developer website.
• All plans, images, amenities, layouts, specifications, and features shown are indicative and subject to change as per the discretion of the developer and/or statutory approvals.
• The information presented is for marketing purposes only and does not constitute a legal offer or contract.

2. RERA Compliance

• This project is registered under Maharashtra RERA with registration number PR1260002500246.
• Developer Possession Date: December 2029 (indicative) | RERA Possession Date: June 2030 (as per registered disclosure).
• The final possession timeline is subject to necessary approvals, development progress, and unforeseen circumstances (force majeure). Buyers are encouraged to verify the exact date on the official RERA website.

3. Role of Authorized Channel Partner

• SKYO PROPERTIES acts solely as an authorized marketing intermediary. Our role is to provide project information, facilitate site visits, and assist with the communication process.
• The developer is not responsible for any commitments made by external channel partners, brokers, or third-party agents unless explicitly authorized in writing.
• All representations are subject to the terms of the formal Agreement for Sale executed directly with the developer.

4. Booking and Payments

• Booking is considered complete only upon payment of the booking amount (by account payee cheque / demand draft / online transfer in favour of the official developer) and execution of the application form/allotment letter.
• SKYO PROPERTIES does not collect booking amounts or process payments for property purchases.
• All payments must be made in accordance with the payment schedule shared by the developer.

5. Pricing

• All prices are subject to change without prior notice at the sole discretion of the developer.
• Prices mentioned are indicative starting prices and are exclusive of statutory charges, taxes (GST, Stamp Duty, Registration, etc.), and other applicable levies. No guaranteed returns or assured appreciation claims are made.

6. Cancellation and Refund

• Cancellations post-booking will be subject to deduction as per the developer’s cancellation policy and RERA guidelines.
• Refunds, if applicable, will be processed by the developer within the stipulated time as per company policy and applicable laws. SKYO PROPERTIES does not dictate or process refunds.

7. Privacy and Data Usage

By submitting your contact information through our inquiry forms, you explicitly authorize SKYO PROPERTIES to contact you via phone, SMS, WhatsApp, and email regarding your property search. 8. Legal Jurisdiction

All disputes regarding the use of this promotional website are subject to the jurisdiction of Pune courts only. Allottees may also approach the RERA authority for grievance redressal regarding the property purchase as per the Act.

9. Force Majeure

The developer shall not be liable for delays or non-performance due to force majeure events, including but not limited to acts of God, government restrictions, strikes, lockouts, pandemic, or any other cause beyond reasonable control. In such events, the timeline for possession may be extended to the extent of the delay caused.
